Rental Terms and Conditions

First Payment

  • Bookings will not be confirmed by Gold Star Real Estate Ltd until the deposit payment is received.
  • The deposit paid to secure a booking is not refundable. If the booking is cancelled, or the tenants don’t arrive to take up the booking, or is late in taking up such booking, the tenant is liable for the unpaid portion of the rent unless the agent is able to relet the property.
  • The deposit will only be fully refunded if the booking is cancelled 42 days prior to arrival, otherwise a refund will only be available if a replacement booking is secured. If a cancellation is made within one month of the arrival date and no other bookings are secured the tenant may be liable for the full amount of monies due for that rental period.

Balance of payment

  • The full amount is to be settled 30 days prior to the Holiday Let. If after 20 days the payment has not been made then Gold Star Real Estate Ltd reserves the right to cancel the holiday and/or to re let the holiday home out.

Cleaning

  • A refundable $100 cleaning fee is to be paid in cash on arrival. Providing the holiday home is left clean and tidy, and as it was, when found, the $100 will be refunded. Alternatively if you require a cleaner to clean for you we can arrange this for you. Please advise prior to arrival so one of our cleaners can be booked in.
  • Rubbish to be placed in official collection bags (these can be purchased at local stores). We suggest you put rubbish out early on official rubbish collection days.

Arrival and Departure Times

  • Keys are to be collected from our office at 19 Wilson Rd, Waihi Beach, Monday to Friday, 9am – 5pm or Saturday and Sunday, 10.00am – 2.00pm. If arriving after 5.00 pm, this must be prearranged by contacting us on 07 863 5797 or 021 702 3763 to make alternative arrangements.
  • Keys will only be issued to the person/s whose name/s appear on this booking sheet.

Damage

  • All missing goods, damages or breakages to the property (including windows) and chattels are to be replaced or repaired at the tenant’s cost.
  • NO SMOKING inside the property – no exceptions please.

The Holiday Home

  • Our holiday homes are self-contained – all you need to supply is all your sheets, pillowcases, towels, tea towels.
  • Tents, caravans and animals are not allowed – unless by prior arrangement.
  • All internal furniture to remain inside.
  • As per our landlords’ request we rent out to family groups only. We reserve the right to end the tenancy without notice or refund if we are not advised otherwise.

Representation by Agent

Gold Star Real Estate Limited reserves the right to end the tenancy without notice or refund if the maximum number of tenants allowed is exceeded, if the tenants cause or threaten to cause damage to the property, or if complaints are received from the Police or Noise Control.
